Staging Projects | Refreshing a Stale Listing

See how Kaja’s proactive approach by refreshing this stale listing through staging resulted in renewed interest after a year on the market
When Shari Lambotte and her husband upgraded to a larger condominium, they decided to sell their previous residence. After a year of it being on the market and lowering their asking price, the pandemic hit, making selling an even greater challenge. After thoughtful deliberation, they decided to change realtors and hire Kaja Bolton who was known to have a very proactive, hands-on approach.
“Kaja always came across to us as somebody who really knew the business she was in, very competent, very aware of what was happening in Hoboken,” Shari explains their choice.
Kaja quickly identified that the current staging wasn’t adequately highlighting the apartment’s key features. The listing described it’s large windows, the fantastic view of the Hudson, and the spacious living room, but the images didn’t support that story.
With Kaja in charge, the Lambotte’s were in motion, making small but significant changes that highlighted the apartment’s key assets and creating a dynamic visual experience for prospective buyers. Some of these updates included changing the handles on the kitchen cabinets, arranging furniture to accentuate the living room’s large width, and improved lighting throughout. Additional accents included textured poofs, mirrors, and luxe throws and pillows providing warmth while illuminating the full potential of the home.
When Kaja was done, the new look thrilled Shari. “When you read an article with a photo, it’s telling a story with words and the photo is telling the same story with a few pictures, that was the difference between the two stagings,” she says. With Kaja’s interior design, the pictures were enough. And the refresh made the stale listing look new.
In addition to the staging, Shari was impressed with how well Kaja knew the market and how well taken care of she felt. Kaja staged the apartment over July 4th weekend and was always proactive in her communication. “She knew her numbers, how many apartments are on the market, what price they were going at, and how ours was positioned versus the other ones. That‘s the feeling and dedication she shows, if you have a question about something she’s always going to investigate”, Shari explains.

By August, only one month after listing with Kaja Bolton Real Estate Group, the Lambottes were entertaining over six different offers including one $61K over asking price. With all these options and new support, Shari and her Husband had the power of choice to truly consider the best decision for their future.
